  • All households will be able to apply for new government-backed, low or zero-interest loans to install low-carbon technology, including solar panels.  Air-to-air heat pumps will also be included for the first time. These can cool homes in summer as well as heating them in winter. The loans will be offered in addition to the existing £7,500 Boiler Upgrade Scheme grant for replacing a boiler with a heat pump, which will continue to be available.
  • Protection for renters is covered in the third pillar of its strategy. The Warm Homes Plan makes clear that wether you rent privately or through social housing, your landlord is responsible for ensuring your home is safe, warm, and affordable. There are plans to create a new Warm Homes Agency (WHA) to coordinate and oversee the significant effort of delivering millions of home upgrades under the Warm Homes Plan. Along with taking on new responsibilities, it will streamline and bring together existing organisations that have been involved in home upgrades across the government and the regulator, Ofgem. The agency will offer households looking to upgrade access to information and support. Backed by a reformed system of strong and comprehensive consumer protection. Grant Eligibility Criteria

Whilst full eligibility details are yet to be announced, you will likely be eligible if you or someone in your household receives certain means-tested benefits. 2. Property Requirements:

Your home must also meet specific energy efficiency criteria. The main requirement is a low Energy Performance Certificate (EPC) rating. The Warm Homes Plan aims to continue to prioritise properties with an EPC rating of D, E, F, or G. An EPC measures how energy-efficient your home is on a scale from A (most efficient) to G (least efficient).

Should I Wait Until 2027 for Loans? Key Factors to Consider!

While the government has promised to offer low to zero percent interest loans—likely starting in 2027—there are other key factors to keep in mind when deciding whether or not to take advantage of them.

Rising Industry Costs

Zero Rated VAT Ending March 2027

Energy-saving materials will keep qualifying for the temporary zero rate of VAT until 31 March 2027. This covers technologies like solar panels with battery storage and air source heat pumps. Since this measure ends on 31 March 2027, it’s likely it won’t be combined with the Warm Homes Plan, which will probably take its place. This will result in consumers paying an additional 20% on todays prices.

Loss of Potential Savings

With the average UK household achieving savings between £500- to upwards of £1200 per year with solar and battery storage*. The potential loss of this saving should be considered when deciding whether or not to wait for low to zero percentage loans to be made available via the Warm Homes Plan. Waiting to get a preferential loan rate could potentially cost you an additional £500- £1200 on this years bills.

Mortgage Backed Funding

Mortgage providers are increasingly offering green energy incentives to promote sustainable homeownership, so it’s definitely worth checking with your provider. Common incentives include reduced interest rates or cashback for making energy-efficient home improvements. Here are some lenders currently offering green mortgages and the specific perks they provide:

  • Nationwide: Interest-free borrowing for green home improvements is available for £5,000 to £20,000 on a two or five-year fixed deal.
  • Barclays: up to £2,000 for existing mortgage borrowers making green home improvements.
  • Halifax: up to £2,000 for green home upgrades.

In Addition many providers are offering preferential interest rates to customer with better home EPC ratings as well as cash back to customers who achieve an A or B EPC rating:

  • Nationwide: Offers £500 cashback for properties with an A EPC rating or £250 for B-rated properties
  • Halifax: Offers £250 cashback for properties with an A or B EPC rating
  • HSBC: Offers £1,000 cashback for properties with an A or B EPC rating
  • TSB: Offers £250 cashback for properties with an A or B EPC rating.
